Atmos Energy Safe Digging Image for April

National Safe Digging Month

A message from Atmos Energy

April is National Safe Digging Month.  We'd like to take this opportunity to remind homeowners, contractors and any professional excavator to keep communities safe by calling 811 before any digging project.

Did you know that the most common cause of outside natural gas leaks is digging or construction that disturbs natural gas pipelines? Pipelines carry natural gas around the clock to more than 76 million homes and businesses in the United States, yet we seldom notice these energy superhighways because they are underground.

We also encourage everyone to become a safety ambassador and visit atmosenergy.com/call811pledge to sign the Atmos Energy Call 811 Pledge!

It's official!

Argyle will receive the prestigious Tree City USA designation for 2023.  This is the 5th consecutive year in which Argyle has been recognized!

Tract Development Around Town

Community Development Staff have been continuing conversations with the developers and Town leadership for the Heath tract, Heritage Tract, and Waterbrook Commercial portion in order to formulate a plan for these important pieces of land to bring in uses and businesses that can best serve the interests of Argyle's residents.

New Restaurants

Construction activity has been going on the three exciting commercial projects in Town – Cactus Canyon restaurant, Little Joe’s restaurant, and Slate mixed-use development. Cactus Canyon is forecasting an October, 2024, opening!

Argyle Landing Construction

Construction activity has also been ongoing for Argyle Landing development, mostly for site grading. Concerns were received from the Settlement about the worsening the drainage issue. Staff worked with Freese and Nichols to conduct an analysis on the drainage and flooding situation in the Settlement neighborhood. The findings show that the issues are not related to construction activities in Argyle Landing, however, per Council instruction, Staff is working with the Argyle Landing developer to increase their drainage capacity and the developer has been agreeable to that.

Survey Requirements for Trees

Several ordinance amendments were approved by Town Council, including one that strengthens the tree survey requirements and one that clarifies the requirements of street trees versus buffer yard trees.

Tree Rebate Program

The tree rebate program for 2023-24 fiscal year ended on March 1.  Seventeen (17)  property owners and one (1)  HOA received rebates through this program. Staff has noted that for the next fiscal year, outreach will need to be increased to encourage HOAs to participate more. The process of issuance of rebate has been ironed out with the finance department this year, so it is anticipated to run in a smooth manner in the future.

Comprehensive Plan

Staff have been working regularly with the Comprehensive Plan Advisory Committee (CPAC) in drafting the plan update. Meetings have been held on a regular basis and the draft is now being fine-tuned – soon to be released for public review.

Argyle ISD

A specific use permit has been issued for a middle school and an elementary school on a 50-acre tract along FM 407. Access has been a challenging topic on this case and after conversations and considerations, Town Council has granted a public safety emergency-only access through Postmaster Lane for this site. The site plan has recently been considered by Planning and Zoning Commission and received recommendation of approval, awaiting final Council approval.

New Residential Development Denial

A residential project for 1-acre lots along FM 1830 named Woodbine Oaks was denied by Town Council in January.

Building Permits

Development projects are being received on a regular basis and processed in a consistent manner. The plat process has now been made administrative, which helps expedite the process. 25 building permits have been issued during the first quarter of the calendar year.

TXDOT Road Construction?

On Track!

US 377 Expansion Update                                                                                       Great news! The expansion of the “Argyle” portion of US 377 is well underway. This expansion will stretch from Crawford/Country Club Road south to FM 1171 with an estimated construction cost of $135,994,285.

We're thrilled to announce that all utility relocations are expected to be completed by December 2024, and the construction plans are on track for 100% completion by April. The project is scheduled to be ready to bid by late 2024 or early 2025.

FM 407 “Breakout” Project Progress

TxDOT is making great strides with the FM 407 “Breakout” project! This endeavor involves widening lanes from Cleveland-Gibbs Road in Northlake east to Gateway Drive in Argyle, with an estimated construction cost of $25,600,000. TxDOT is currently reviewing the construction plans, aiming for a 95% completion by April. In collaboration with property owners, they are securing the necessary right of way to advance the construction project, and we anticipate this phase to be completed by May.

Additionally, utility relocations are in progress, and TxDOT is assessing the need for a traffic signal at Gateway Drive to enhance safety and efficiency during this expansion project.

Stay tuned for further updates as these projects continue to unfold!
